长租公寓用户留存策略研究——以高品质租房品牌自如为例毕业论文

摘 要

长久以来,我国租房市场以个人房东直接出租或通过中介出租为主,由于缺少规模化、标准化的运营管理,普遍存在房屋品质低、随意涨价、押金难以退回等诸多问题,导致大多数人认为重购轻租,租房市场前景并不广阔,而近年来,习近平总书记提出“租购并举”的住房制度,在支持买房的同时也鼓励群众通过租房解决居住问题。在政策的支持下,长租公寓开始走进人们的视野。

长租公寓通过对房子进行标准化精装修后出租,租客入住后可以享受高品质的租住生活,并且长租公寓有公开透明的租住流程,押金、价格都有保障,但是长租公寓前期需要在房屋装修上投入大量资金,当有用户退租时,需要对房间进行重新配置,下一个租客入住前必然有房间空置期,在此期间会产生不少费用,一个用户退租的成本是极高的,因此,长租公寓品牌若想实现可持续发展,必须注重客户的后期维护,做好用户留存工作至关重要。因此,本文通过了解长租公寓行业发展的社会背景以及研究国内外长租公寓的商业模式和行业发展情况,总结了影响长租公寓用户留存的因素,并以长租公寓品牌自如为例,收集相关数据分析其用户画像,针对性提出自如用户留存策略建议,对长租公寓用户留存有着重要参考意义。

Abstract

For a long time, China's rental market is dominated by individual landlords renting directly or through intermediaries. Due to the lack of large-scale and standardized operation and management, there are many problems such as low quality of housing, random price increase, deposit return, etc., leading to the majority of people believe that renting is not as good as buying, and the prospect of renting market is not promising. In recent years, general secretary Xi Jinping has put forward the housing system of "both renting and purchasing", which not only supports the purchase of houses, but also encourages people to rent houses to solve the housing problem. With the support of the policy, long rented apartments have come into people's sight.

Long rented apartments are rented by standardizing the fine decoration of the house. Tenants can enjoy high-quality rental life after moving in, and the long-term rental apartment has an open and transparent rental process, and the deposit and price are guaranteed. But long - term apartment needs to spend a lot of money on the house decoration. When a user withdraws, the room needs to be reconfigured. Before the next tenant moves in, there must be a vacancy period, during which a lot of fees will be incurred. The cost for a user to withdraw is extremely high. Therefore, in order to achieve sustainable development of the long-rented apartment brand, we must pay attention to the user retention. Therefore, this paper summarizes the factors affecting the user retention of the long-rented apartment through understanding the social background of the development of the long-rented apartment industry and studying the business model and industry development of the domestic foreign minister's rented apartment. Finally, taking Ziroom, a brand of long-rented apartment, as an example, relevant data were collected to analyze its user portrait, and Suggestions on the retention strategy of free users were put forward, which has important reference significance for the retention of long-rented apartment users.

第1章 绪论

1.1 研究目的及意义

长期以来,我国住房市场重购轻租,根本原因在于,我国的租房市场存在极大的问题:市场上以个人房东自行出租为主,缺乏规模化、规范化、标准化的机构运营管理,租房需求难以满足;房屋老旧不堪,住房质量不高,房东随意涨价,甚至押金难以退回,租房体验极其不好,从内心抵触租房,更坚定了购房意愿。这与国外恰恰相反,国际上租房已经是解决居民需求的普遍而重要的方式,有十分成熟的租房市场,其重要的细分行业——长租公寓行业,如美国的EQR、Greystar、Lincoin,日本的大东建托、Leopalace 21,德国的Vonovia、Deutsche Wohnen,通过规范化的经营模式,提供高品质的住房,很好地满足了有租房需求的人群,目前基本达到供需平衡状态。

而近年来,习近平同志提出了“租购并举”的住房制度,支持和鼓励群众根据自身经济情况通过买房或租房解决住房问题,引起广泛关注,这在一定程度上改变了群众“重购轻租”的观念,而我国约2.4亿的流动人口,但租赁市场供给不足,导致供不应求,加之当前的租房市场存在诸多问题,长租公寓开始进入租房市场。数据显示,2018年,国内长租公寓市场规模已突破1.5万亿元,预计2030年将达到4万亿元。
