摘 要

我国老龄化程度在不断加剧，伴随着老年人人口数量的逐渐增多，养老地产作为一种新兴产业，受到来自各方面的关注。特别是政府，社会，家庭都密切关注其发展情况的，虽然养老地产行业在我国发展起步比较晚，还存在许多问题，但确实是目前老年人养老适宜居住的首选。发达国家在养老地产这一方面的发展已经比较成熟了，所以我们可以借鉴发达国家的优秀经验，得出启示，来帮助我国的养老地产在未来实现健康持续的发展。

本论文主要论述了我国养老地产在目前发展的现状，以及在发展过程中出现的问题，针对这些问题进行具体的分析，从企业自身，社会，政府层面分别提出相应的对策，吸取国外优秀的经验，来致力于解决养老地产在发展中存在的问题，同时也是为我国老年人群做出一份贡献，更好的迎接我国老龄化人口的到来。

Research on the current situation and development strategy of pension real estate in China

Abstract

Degree of population aging in China in the growing, accompanied by a growing number of the elderly population, endowment real estate, as a kind of new industry by attention from various aspects. In particular, the government, social, family pay close attention to its development, although the endowment the real estate industry in the development of our country starts relatively late, there are still many problems, but is indeed the elderly pension suitable living preferred. Developed countries pension real estate development have been relatively mature, so we can learn from the excellent experience of developed countries, draw inspiration to help our country endowment real estate achieve healthy and sustainable development in the future.

This paper mainly discusses the estate of the aged in our country in the current development status of, and in the development process problems and these problems for specific analysis, from the enterprise itself, social, government level were put forward corresponding countermeasures, learn from foreign advanced experience, dedicated to solve the pension real estate in the development of outstanding problems, but also for the elderly in China to make a contribution, and better meet the arrival of the aging population in our country.

1.1研究背景

21世纪初我国已经进入老龄化社会了，而且这种状态可能会一直持续到本世纪末。但同时我国的生产力发展水平还未达到发达国家的水平，社会保障体系还没有全面覆盖，并且我国养老问题具有特殊性，比如老年人人口基数本来就大而且增长速度又非常快，老年人和其家庭一般都是未富先老，传统养老观念和模式的改变艰难，这些都使得我国养老地产业的成长举步维艰。养老地产作为一个新兴产业，政府、企业以及社会各方面都在探索阶段，都对具体运作程序相对生疏，再结合我国国情目前的发展与现在市场经济环境的大条件下，养老地产这几年才开始逐步成长起来，老年公寓也渐渐兴起，步入大众的视线。
