基于BIM的某住宅楼工程投标文件编制

摘 要

投标文件是招投标活动中重要的环节,投标人在开标前对招标的所有响应都是通过投标文件反映出来的,招标人最终要选择的信誉可靠、技术能力强、管理水平高、报价合理的可信赖的投标人都是要根据投标文件的情况作出决定。投标文件必须包含招标方在投标须知中规定的投标人必须提交的全部文件。在竞争日益激烈的市场环境下,投标人为了生存和发展,就必须编制一份具有竞争力的投标书,以达到中标,获得工程的建设权的目的。

而报价是投标的核心。它不仅是能否中标的关键,而且对中标后施工单位能否盈利、盈利多少也是主要的决定因素之一。工程量清单计价根据企业的自身特点、管理水平,企业定额,参考统一的消耗量定额,随行就市的市场价格编制出的。

以往,建筑工程算量的传统方式是手工计算和二维图形构建算量,致使建筑工程算量工作量大,复杂,且耗费时间,并且计算精度误差偏大。BIM技术的出现和应用对建筑工程算量起到了深远性的变革,有力地促进了建筑工程算量信息化的发展。通过分析建筑算量的发展过程,发现传统手工算量存在着极大的局限性,如今与BIM技术相结合,使得工程算量的速度和精度都产生了根本性的提高。随着BIM技术的逐渐运用,建筑行业工程量的计算会更加透明有序,也会更加合理准确。

目前BIM急速在工程造价管理中应用大致包含两类内容:一方面就是在前期利用BIM技术进行三维设计形成模型,通过三维模型生成二维图纸等文件,然后针对二维文件结合工程造价相关知识和应用点在计量软件中建立模型,根据工程量清单提取所需工程量,最后在造价软件中计算工程价格。另一个方面就是从BIM设计模型导出中间文件之后,转换成造价软件接受的格式,直接计算工程价格。

本文将BIM技术引进到工程项目投标文件编制的具体内容上去,通过实例展示通过BIM技术建立工程建筑信息模型。并通过各种BIM建筑软件绘制的建筑信息模型导出工程最终的投标文件。

Preparation of BIM-based bidding control price document for a service building

Abstract

Engineering construction project is a concrete project expressed in physical form,which aims to form fixed assets.In China,engineering construction projects include capital construction projects(new construction,expansion and other projects to expand production capacity)and renovation projects(projects with the main purposes of improving technology,increasing product varieties,improving quality,waste management,labor safety and resource conservation).

Project management is the foundation of enterprise management and an important part of deepening management.Accordingly,must strengthen the project management of construction project.At present,there are many problems between the management of construction project and the cost analysis.For example,the laws and regulations are not sound,the management model is not reasonable,the quality of project management personnel and project cost budget and final accounts personnel is low.

In the past,the traditional way of calculating the amount of construction engineering is manual calculation and two-dimensional figure construction calculation,which makes the amount of calculation of construction engineering large,complex and time-consuming,and the calculation accuracy error is large.The emergence and application of BIM technology has brought profound changes to the calculation quantity of construction engineering,and has effectively promoted the development of the calculation quantity information of construction engineering.Through the analysis of the development process of architectural calculation,it is found that the traditional manual calculation has great limitations.Now,combined with BIM technology,the speed and precision of engineering calculation have been improved fundamentally.With the gradual application of BIM technology,the calculation of engineering quantity in the construction industry will be more transparent and orderly,and more reasonable and accurate.

Current BIM rapidly applied in the engineering cost management generally contain two kinds of content:on the one hand,is formed in the early use of BIM technology for 3 d design model,through the three-dimensional model to generate 2 d drawings and other documents,then aimed at 2 d files in combination with the project cost related knowledge and application of point in the software of measurement model,according to bill of quantities to extract the needed quantity,the price calculated in the cost of software engineering.Another aspect is that after exporting the intermediate documents from the BIM design model,they can be converted into the format accepted by the cost software to directly calculate the project price.

In this paper,BIM technology is introduced into the specific content of the bidding control price document compilation of engineering projects,and BIM technology is used to build the construction information model through the demonstration of examples.The final control price document of the project is derived from the building information model drawn by various BIM building software.
