摘 要

本次毕业设计的任务是在建设单位对明珠佳苑住宅楼建设项目确定立项以后，根据现场施工环境与公司管理能力，从建设单位角度展开该项目的管理规划工作与前期策划文件的编制。本文主要从项目组织、发包方案策划、招投标方案策划、合同文件管理、各项管理制度的订立、WBS结构分解与现场具体工作流程安排这几个方面对明珠佳苑项目建设的前期策划作出具体要求。本次毕业设计是根据给定的施工设计图纸而进行的。通过对业主单位的财务能力、管理能力及对项目建设的要求等多个方面进行综合考量，设置合理的前期策划文件，从而保证项目建设资金能够合理控制、工程进度可以按计划完成、工程质量得到保证，同时还可尽早发现项目实施过程中可能出现的风险因素，及时解决与避免风险带来的后果，确保项目顺利实施。

Abstract

The task of this graduation design is in the construction unit of the Ming Zhu JiaYuan 01 residential building project to determine the project, according to on-site construction environment and management ability of the enterprise, from the perspective of the construction unit launched the project management planning and pre plan document preparation. This article mainly from the project organization, bidding plan, bidding scheme planning, contract file management, the management system of formation, structure WBS decomposition and site specific work flow arrangement this several aspects of sunshine home construction project pre planning to make specific requirements. This graduation design is carried out according to the construction design drawings given by. Through multiple aspects of the unit owners financial capacity, management capacity and the construction project requirements for comprehensive consideration, set reasonable pre planning documents, so as to ensure the project construction funds to reasonable control, the progress of the project can be completed according to plan, project quality is guaranteed, but also can be found as soon as possible risk factors that may arise in the process of the implementation of the project, resolved in a timely manner and avoid risks brought about the consequences, to ensure the smooth implementation of the project.
