摘 要

近些年来，随着物业管理的发展，越来越多物业管理方面的问题暴露到了大众眼前，如：物业收费乱象，物业与业主之间的矛盾致使对簿公堂，物业内部管理体系的混乱，物业资金的用度不明致使物业亏损等等。由于给业主带来不了舒适的生活体验，致使物业公司越来越难以为继。因此探寻新的物业管理方案变得非常重要，本文主要从物业管理的内容以及标准，物业管理的组织架构，物业财务管理这三大方面，系统阐述了所在地块的物业管理方案。在物业管理内容及标准上，详细制定了物业管理中对绿化、维修、安全防卫等符合江苏省物业管理条例的各项标准；在组织架构上，精简人员，简化工作流程，提高物业服务效率，为公司带来更多的收益；在财务管理上，制定物业财务管理的各项标准，保证物业财务的平稳健康运行。希望从此方案中能给未来的物业管理带来一丝收获。

Study on Property Management Scheme of He feng ya ju Project

Abstract

In recent years, with the development of property management, more and more problems of property management have been exposed to the public, such as: the confusion of property charges, the contradiction between property and owners, the confusion of property internal management system, the unclear use of property funds, and so on. As the owners can not bring comfortable life experience, the property company is more and more difficult to continue. Therefore, it is very important to explore a new property management scheme. This paper mainly expounds the property management scheme of the plot from three aspects: the content and standard of property management, the organizational structure of property management and property financial management. In terms of the content and standard of property management, it has formulated various standards in accordance with the property management regulations of Jiangsu Province in terms of greening, maintenance, safety and defense in property management； in terms of organizational structure, it has simplified personnel, and all departments can cooperate with each other to bring more benefits to the company； in terms of financial management, it has formulated various standards of property financial management to ensure the stability and health of property finance Function. I hope this scheme can bring a little harvest to the future property management.
