新浦园项目财务评价方案

摘 要

随着中国经济水平的不断发展,城市化的水平也不断提高。使得房地产问题当今社会一大主要矛盾。雪上加霜的是,人地矛盾不断加剧的同时,房价也越来越上涨。地价上涨,开发商难以盈利只得上涨房价,房贷成为了80后乃至90后当下每月最沉重的话题。财务评价作为房地产初期的建设方案选择的重要决定因素,进行系统化,科学化的研究是及其有必要的。

本文的根据给定的拟开发用地、相应的城市规划条件以及有关的用地资料数据,从房地产公司的角度,对该项目的经济是否具有可行性进行研究,重点是房地产开发项目的财务评价内容及重要性探讨,在此基础上,计算各个建设方案的财务净现值、净年值、投资回收期、投资利润率及方案间的增量内部收益率等必要的经济指标,进而优选确定建设方案。

本文共有5章,分别为第一章:绪论(包括研究背景、研究的目的和意义、研究的思路及内容、全文结构框架)。第二章:房地产项目财务评价基本概念和市场分析调研的结果总结。第三章:进行项目财务报表分析,确定开发建设方案,投融资计划。第四章:通过建设方案计算各个建设方案的财务净现值、净年值、投资回收期、投资利润率及方案间的增量内部收益率等必要的经济指标。第五章:总结了上述财务评价指标,优选建设方案,并对未来发展进行展望。

A study on financial evaluation of land parcel north of Pukou Avenue and west of Xinpu Road in Jiangbei New District

Abstract

With the acceleration of urbanization and the increasing demand for housing, the real estate problem has become a major social problem in China. In recent years, the housing price has been rising year by year, and there are more and more contradictions in the development and operation of the real estate industry. Financial evaluation is an important determinant of the choice of real estate construction scheme in the early stage, so it is necessary to conduct systematic and scientific research.

Based on the given plots of land to be developed, the corresponding urban planning conditions and the relevant plot data, from the perspective of real estate companies, By analyzing market research project of the market environment (including macro and regional and micro three levels), competitive building (product, price, advertising, sales, and property management, etc.), competitors (brand awareness, the degree of specialization and cost status, etc.), the consumer purchasing power (level, purchase inclination, age and family structure, etc.), Combined with the positioning design of the project (especially the architectural design scheme) and the financial situation of the enterprise, determine the development and construction scheme, including the project development schedule plan, investment and financing plan, etc. It focuses on the discussion of the content and importance of the financial evaluation of real estate development projects. On this basis, the necessary economic indicators such as financial net present value, net annual value, investment payback period, investment profit rate and incremental internal rate of return between projects are calculated to optimize and determine the construction plan.

There are 5 chapters in this paper. The first chapter is the introduction (including research background, research purpose and significance, research ideas and content, and full text structure and framework). Chapter two: the basic concept of real estate project financial evaluation and the summary of market analysis and research results. Chapter 3: Analyze the financial statements of the project and determine the development and construction plan and investment and financing plan. Chapter 4: The financial net present value, net annual value, payback period, profit rate of investment, incremental internal rate of return and other necessary economic indicators of each construction plan are calculated through the construction plan. Chapter 5: Summing up the above financial evaluation indicators, optimizing the construction plan, and looking forward to the future development
